How Often Should You Sealcoat Your Driveway in Northern California?

Sealcoating is the cheapest thing you can do to make asphalt last — but only if you do it on the right schedule. Too often is a waste of money; too rarely lets the sun and water win.

What sealcoat actually does

Asphalt is held together by petroleum binders that the sun slowly bakes out. As they go, the surface turns gray, gets brittle, and starts to crack. Sealcoat is a protective layer that blocks UV, water, and oil — it doesn’t fix cracks, but it dramatically slows the aging that causes them.

The right schedule

For most Butte County driveways, every 2–3 years is the sweet spot. High-traffic commercial lots may need it every 1–2 years. If you can still see a rich black finish and water still beads on the surface, you’re fine. Once it’s gone gray and water soaks straight in, you’re overdue.

Signs it’s time

  • The surface has faded from black to gray.
  • Water soaks in instead of beading up.
  • The texture feels rough, dry, or “gritty” underfoot.
  • Fine hairline cracks are starting to appear.
  • It’s simply been 3+ years since the last coat.

Why timing matters in NorCal heat

Our long, hot summers age asphalt faster than milder climates, so don’t stretch the interval too far. The flip side: sealcoat needs warm, dry weather to cure, so spring through early fall is the ideal window here — not the rainy season.

Don’t sealcoat too early

Brand-new asphalt should not be sealed for at least 90 days — it needs to off-gas its lighter oils first, and sealing too soon traps them. Anyone offering to seal a week-old driveway is cutting corners.

Bottom line
